How to choose a web design agency in the UK: costs, timelines and red flags

To choose a web design agency in the UK, ask to see live sites they have built for businesses like yours, then get a fixed price and a dated timeline in writing before any work starts. After that, check that you will own your domain, who writes the words, who you will deal with each week and what happens once the site is live.

I lead web design and development at Rosey Co., so I sit on the other side of this conversation most weeks. This guide is for the UK business owner who already knows they need a website and is now deciding who builds it. The sections follow the questions owners ask me on first calls, roughly in the order they ask them. If you want to see how we answer each one in practice, our web design and development service sets it out.

Have you built a website for a business like mine?

Start here. An agency that has built for restaurants already knows about the menu, the booking button and the Saturday night phone call. One that has only built for software companies will learn your trade on your budget.

Ask for two or three live sites, not screenshots. Open them on your phone while you are still on the call. Then ask what changed for that business after launch. A useful answer has a number or a specific result in it. "The client loved it" tells you nothing.

Also ask whether they built the site themselves or bought a theme and changed the colours. Both can be fine at the right price. The problem is paying custom prices for a template.

Will it look good?

It should, and five minutes with a portfolio will tell you whether their taste matches yours. Looks are the easiest thing to judge and the least likely to decide whether the site makes you money.

So look at the parts you would normally skip. How fast does the page load on mobile data? Can you tap the phone number? Can you find the price or the booking button in five seconds?

When we rebuilt the site for Jet Select in the Netherlands, the pages came out 94% lighter and 80% faster, in two languages, with location pages across the country. None of that shows up in a screenshot, which is why you have to test it yourself on a phone.

What does a web design agency cost in the UK?

The honest range is wide, so here are figures from sources you can check.

Bark's 2026 web design price guide, built from quotes by designers on its platform, puts a small business site from a UK agency at typically £2,000 to £7,000, and a medium to large ecommerce build at typically £5,000 to £15,000. The same guide puts freelancers at typically £300 to £1,000 for a small site and £1,000 to £3,000 for a medium one.

At the cheap end, DIY builders such as Wix and Squarespace typically cost £0 to £29 a month, based on plan prices Expertsure checked in August 2026.

What moves a quote up or down:

  • How many different page types you need (a home page, a service page and a contact page are three designs, even if you have twenty services)
  • Whether the agency writes the words or expects you to
  • Features beyond pages: bookings, a shop, customer logins, forms that feed your CRM
  • Photography and video
  • Location, since London agencies usually charge more

Ask what the site costs to keep running as well. Hosting, domain renewal, updates and changes after launch all cost something, and some agencies make their margin there rather than on the build.

Whatever the number, get it fixed and in writing before work starts. An hourly estimate with no cap means you carry all the risk. On our web development page you can see how we quote: one call, then a fixed price before we start.

Template builder, freelancer or agency?

This table uses the same two sources for cost and time. The other columns are what to check in the contract.

Time figures are from Expertsure's 2026 guide.

How long does it take to build a website?

Expertsure puts a typical agency project at 4 to 16 weeks. In my experience the build is rarely what holds a site up. Waiting for content is: the words, the photos, the logo files, the login to the old domain.

Ask for a timeline with a date against each stage and a list of what the agency needs from you, and by when. If they cannot give you dates, they do not have a plan yet. We go live in 2 weeks once we have your content, and we tell you on the first call exactly what that content is.

How much work is it for me?

Some. Nobody knows your customers better than you, and a good agency will want that knowledge out of your head early.

Expect a first call about your business and who buys from you, a batch of photos and logins to send over, and a review at each stage. The biggest variable is the words. If the agency expects you to write every page, that is the largest chunk of your time by far, so find out before you sign.

Ask how many rounds of changes are included, and whether you approve each stage or only see the finished site at the end. Approving as you go is how you avoid a surprise in week six.

Who will I deal with, and what happens after launch?

In a lot of agencies, a salesperson sells the job, a project manager passes messages along and a developer you never meet builds it. Every handover loses something. Ask for the name of the person who will build your site and whether you can speak to them directly.

Then ask about life after launch:

  • Who hosts the site, and what does that cost a year?
  • Can your own team edit pages, prices and photos?
  • What does a small change cost, and how fast is it done?
  • Is the domain registered in your name?

A site can also take work off your plate. Macha's Orchard runs its own custom shop from more than 35 admin pages, with no platform fees. For KCF Homes, the paperwork on each deal went from over two hours to about ten minutes.

Will a new website bring me customers?

A website does not create traffic by itself. It turns the people who arrive from Google, your Google Business Profile, ads, social media and word of mouth into calls, bookings and sales. Ask any agency how people will find the site and what the site asks them to do once they land.

For Raha Resort we built the site and ran the ads and funnels behind it. Events sold to 100% capacity twice, the site gets hundreds of visitors a day, and there have been fully booked days. That came from the site and the traffic working together, not from the design on its own. Be wary of anyone who promises page one of Google by a date.

Questions to ask a web design agency before you sign

  • Can I see two or three live sites you built for businesses like mine?
  • Is this built from a template, a page builder or written from scratch?
  • Is the price fixed, and what exactly does it include?
  • Who writes the words?
  • What are the dates for each stage, and what do you need from me?
  • Do I approve each stage?
  • Who will I speak to week to week, and are they the person building it?
  • Will the domain and the site be in my name?
  • How will you test it on phones before launch?
  • What does it cost to run and change after launch?

If an agency answers all ten clearly and puts the answers in writing, keep them on your shortlist. Our web design and development page answers them for Rosey Co., if you want to compare.

Red flags

  • A template sold as custom work. Ask directly, and ask to see how the site is built.
  • No fixed price. "It depends" is fine on a first call and not fine in a contract.
  • You do not own your domain. If the agency registers it in their name, leaving them gets expensive.
  • No testing on phones. Most of your visitors will arrive on one, so every page should be checked on real devices before launch.
  • Vague timelines. "About a month" with no stages and no dates usually means two or three.

How we do it at Rosey Co.

Rosey Co. is a web design and development agency based in Belfast, Northern Ireland. We work with businesses across the UK.

We write every site in code from a brief. We do not use templates or page builders.

Frequently asked questions

How much does a small business website cost in the UK?

Bark's 2026 price guide puts a small business site from a UK agency at typically £2,000 to £7,000, and from a freelancer at typically £300 to £3,000 depending on size. DIY builders typically cost £0 to £29 a month (Expertsure, 2026).

How long does it take to build a website?

Expertsure's 2026 guide puts agency projects at typically 4 to 16 weeks and freelancers at 2 to 8 weeks. Delays usually come from waiting on content, so ask for a dated timeline and a list of what you need to supply.

Should I use a freelancer or an agency?

A freelancer can be cheaper and you deal with one person. An agency usually covers more skills, such as copywriting and ads, but you may deal with several people. Whichever you choose, get a fixed price, a dated timeline and the name of the person building your site.

Do I need to own my domain name?

Yes. Register it in your own name, or make sure the contract says it is yours. If an agency holds it, moving your site later can be slow and costly.

Will a new website improve my Google ranking?

A well built site gives you a better chance: fast pages, clear headings and a page for each service and area you cover. Rankings still depend on your content, your Google Business Profile and reviews over time. Nobody can honestly promise page one by a date.

Can I edit the website myself after launch?

You should be able to change text, prices and photos without calling anyone. Ask to see the editing screens before you sign, and ask what larger changes cost.
